Every project begins with a conversation. During the initial phone call, we take time to understand your goals, ideas, budget, and overall vision for the space. This helps us determine the best next steps and whether LTD Construction Consulting is the right fit for your project.

Following our initial conversation, we'll email you a proposal outlining our project management process and the next steps. Once the proposal is reviewed and signed, an $800 on-site consultation fee will be issued and once payment is recievd we will reach out to move forward. 

During the on-site consultation, Linda will walk through your home, discuss your goals and design ideas, answer questions, and evaluate the project in detail. The consultation includes preliminary drawings, subcontractor estimates, and an overall scope of work. If you choose to move forward with LTD Construction Consulting, the $800 consultation feewill be applied as a credit toward your project management fee. If you decide not to move forward, the consultation fee covers the time, planning, and resources provided during the consultation.

For clients who would like detailed construction plans, LTD offers optional design and drafting services ranging from $800 to $3,000, depending on the size and complexity of the project. These services are separate from the initial consultation and are available for projects requiring more detailed planning. Drawings and layouts are created, reviewed, and refined as needed before construction begins.

Once the project scope and details are finalized, LTD shares the scope of work with trusted subcontractors to obtain competitive bids and pricing. Clients benefit from contractor-level vendor pricing, while Linda's project coordination and construction management services are provided for a 20% project management fee, plus mileage. After bids are received, you'll be provided with a detailed estimate outlining the complete project cost.

Throughout construction, LTD manages scheduling, subcontractor coordination, and communication to keep your project running smoothly. You'll receive regular updates, progress photos, and progress invoices as work advances. As your renovation nears completion, we'll conduct a final walkthrough to ensure every detail meets your expectations. To celebrate your completed project, you'll also receive a personalized gift inspired by your renovation, along with before-and-after highlights of your transformed space.
